We are a California DRE and NMLS licensed mortgage company built to help homeowners take advantage of government subsidies and private contractor incentives for home modernization. Through our unique programs, our clients are able to secure property upgrades and retrofits at steep discounts (sometimes at no cost at all) as part of their loan closings. Specifically, borrowers who participate in our loan programs are able to benefit in the following ways:

  1. Qualify for 100% subsidized earthquake retrofits on purchase loans*
  2. Qualify for enhanced subsidies on energy efficiency projects (such as solar pv systems, “cool roof” replacements, HVAC load reducing ventilation systems etc.)
  3. Qualify to borrow a higher percentage of money in the form of a specialized Solar HELOC (sometimes up to 110% of their home’s value)
  4. In summary, our clients able to use our loan programs to reduce their long-term cost of homeownership -typically through reduced insurance and energy costs- and increase their property value through subsidized home modernization upgrades.

How We Operate:


We have developed a streamlined system to help borrowers like you obtain highly competitive purchase and refinance loans, as well as home equity lines of credit (HELOCs).

At the inception of our process, you will be asked to provide (1) a description of the property you intend to purchase or refinance, (2) your general personal financial information, (3) authorization to pull credit, (4) applicable supporting documents, and (5) the desired subsidy program in which you wish to enroll. This information will then be digitally logged into a secure online system and analyzed by our team.

Next, we will begin our pre-qualification process. During this part of the process, we will review your overall file to help you select the most optimal lending product and make sure that your property qualifies for your selected subsidy program.

After that, we will lock your interest rate and push your application to formal underwriting. If an appraisal is required, it will also be ordered at this time. From here, we are usually able to close your loan in just two to three weeks.

Throughout our process, communication will be maintained with you very step of the way, so that you can quickly provide any additional information needed to give yourself the best chance at success.

    With over 20 years of experience in financial services, Steve built Glass Box Capital to help homeowners cost-effectively enhance the value of their properties.

    Prior to forming Glass Box, Steve co-founded and operated HomeFirst Mortgage Bankers (www.h1mb.com), a HUD approved direct lender based in California.

    He has also assisted multiple contracting companies in developing lending programs for home improvement projects.

    Steve’s experience as a direct lender, attorney and entrepreneur have helped him to understand the residential lending process from multiple vantage points.

    Steve received his J.D. from the UCLA School of Law and his B.A. from the University of Southern California. He is licensed with the California DRE as a real estate broker and with the NMLS as a mortgage loan originator.
